'Energy efficient homes are more attractive to tenants'
Landlords can make their properties more attractive to potential tenants by making them more energy efficient, a specialist buy to let mortgage provider has claimed.
As of October this year, landlords will be obliged to provide an energy performance certificate to prospective tenants.
According to John Heron, director of Paragon Mortgages, by ensuring their properties are more efficient, landlords can ensure that they are more desirable and will have particular appeal for cash-conscious clients.
He said: "If two properties are of a similar standard and rent level, then the tenant is likely to choose the property with the better energy efficiency."
Moreover, with some months to go until the law into effect, now is ideal time to make the changes, he added.
"Landlords already provide high quality rental accommodation, but if they are looking to make improvements to the energy performance of a property, now is a good opportunity," Mr Heron continued.
"Fortunately, there is financial help for landlords and they should take full advantage of the grants available to them."
