Returns rise for buy to let investors
Rising rents meant improved returns for buy to let investors this year, according to research from Birmingham Midshires.
Figures from the firm show that the average total return for a buy to let mortgage holder stood at 16.3 per cent last year.
The previous year, investors received an average return of just 13.5 per cent.
The principal factor behind the increase was a 13.1 per cent rise in rents, bringing the average monthly rental income from £617 to £698.
Tim Hague, managing director of Birmingham Midshires, said the figures highlighted that the buy to let market was underpinned by "sound fundamentals" with demand being driven by "higher immigration levels" and "housing affordability concerns for first time buyers".
Mr Hague added: "Buy-to-let house price growth has edged higher over the past year. Rents continue to rise across the country, boosting returns.
"However, we expect house price growth to be more subdued in 2008, largely reflecting the impact of higher interest rates."
